Resi App 1.5 – A Design Refresh and a Road Map

Designing for property managers — a look into the redesign of our backend user interface.

Some of you may have already noticed that last week we proudly launched our redesigned backend user interface. The new UI will support our continued commitment to developing new products and features for the multifamily industry and reflects our new brand throughout much of the UI design. We want to share with you some of the big changes you’ll notice and how it will empower apartments online more than ever before.

Our First UI Rework

From a design perspective, it was time to invest in a refresh of our product. We gathered feedback on the most useful parts of our platform and reorganized with the goal of improving our user experience. The Resi branding was echoed throughout the backend tool to bring our full offerings in sync.

Making these changes meant that our user interface would be both pleasing to the eye, be more intuitive – and lay the groundwork for our platform to continue to grow.

We created standardization in spacing, sizes and interactions across the board from the tables to the grid views. The design is brighter, all cards and edges have been rounded to apply a softer look and feel.

As we continue to develop our tool specifically for multifamily, we are eager to tell you more about our plans and are always open to hear your thoughts on what you would like to see. Here are just some of the projects we are working on at the moment:

Resi Local Concept

Resi Local

A control center for all of your local business listings (think Google My Business, Facebook, Yelp, etc.). We figure if Resi is where you go to update your website, we’ll save you a bunch of time by pushing your changes automatically.

Resi Links

Another natural fit for Resi is to provide our clients with their own Linktree-like page. No need to create yet another separate profile to manage. You’ll be able to simply add, schedule and rearrange links as you wish. We are looking forward to testing this one out with you!

New Integrations

We are working on many new integrations at the moment, all of which will continue to help you centralize your online presence for your whole portfolio. In addition to the local profiles above, we are in the early stages of integrating a reputation management tool, chatbot functionality, and a variety of CRM tools.

Resi Reports

Our reporting engine is going through its full development cycle, as we have only had a handful of reports available at the request of some clients. Coming soon, web and leasing reports will be front and center with a variety of dashboards available to view for quick access to all of your favorite real-time KPIs. Giving you the quick pulse you need on a single property or your whole portfolio.

A New Look and a New Website

Over the last weekend, we proudly launched a new brand and a completely new website. Our new branding reflects the values of our company and the quality of service our customers have come to expect. We wanted to share with you some of the biggest changes you will find and the thought that went into the many design decisions.

A New Logo

Perhaps the most fun and difficult part of creating a brand is trying to capture your entire company in the simplicity of a logo. Our new symbol was designed to be more visually identifiable as a data-forward real estate marketing company. The bars simultaneously represent analytics and the view of a building, or buildings, on a street corner. The shift from 2D at the top of the bars to a 3D perspective near the bottom represents our role as a bridge between the virtual and real world. Meanwhile, the color shift symbolizes our commitment to developing tools for the real estate of today and tomorrow.

A New Color Palette

Our color palette is perhaps the source of the most significant change to our brand. We had spent years utilizing different shades of a traditional blue that did not accurately portray our fun-loving personality or the values we believe in. We chose True V purple as our new primary color due to its connotations of wisdom, bravery, curiosity and the unknown. Hawkes blue was identified as great pairing with the purple and portrays the warm and supportive side of brand and service.

Our secondary colors were selected due to their warmth and vibrance . We are making big plays, bold moves and having fun while creating value for our clients.

A New Perspective

Before making any decisions on branding, we went back to the drawing board to better define who we are and what we do. First, we defined our personality and what is most important to us:

A New Path Forward

We invite you to browse our new site to learn more about our offerings and some of the amazing clients we work with. Resi will continue to provide top-notch digital marketing services for apartment communities, developers and property managers, but we are also investing more resources into our apartment dashboard to further empower our clients to own their digital presence. We have many exciting changes coming down the pipeline, including a whole new look to our dashboard that will be discussed in a follow-up post.

Resi App 1.4 – Incentive Builder, Dashboard Widgets and Waitlist Forms

Today we are excited to introduce Resi App 1.4. It has so many new features we could have easily split it into several releases. There is new support for waitlist forms on each floor plan, several new dashboard widgets, a revamped floor plan analysis report, dynamic landing pages, detailed incentive association and so much more. We will overview all of the new features and changes below, but as always we welcome you try out our app for the full experience.

Resi Incentive Builder

Truly deserving of its own dedicated post (to come), we are excited to share with you our Incentive Builder. A complete tool to create, schedule, manage, analyze and display your rent specials and other incentives. AND… You can try it on your website for free! Create a campaign, add incentives, make changes real-time and see how they perform! See the above widget in action on our Elysian theme.

Dashboard website analytics

You can now change the website analytics time period and get a quick glance at what you are looking for right on your dashboard! Whether you are looking for the results of changes you made last week, or analyzing quarterly web performance, it’s all right at your fingertips. All of the comparison data will automatically adjust to display the data from the previous period.

New dashboard widgets

We have added two new dashboard widgets that provide valuable insights into your website traffic. You can now see floor plan views by unit type and PDF downloads by unit type for the current time period. These tools give you a quick glance at how well your traffic is being guided to the unit types you have available.

Subscription plans

You can now view the specific subscription plans assigned to each property right in the toolbar. No more wondering which features each property has access to.

Waitlist Forms

This highly requested feature has now been added to all website plans. When all units of a particular floor plan are currently unavailable, the waitlist form will now appear right on the floor plan modal. When submitted, the lead will be generated in Resi and be passed on to any CRM integrations you have setup AND will now have a floor plan attached for your leasing agents to be aware of.

Revamped Reports

After several rounds of feedback we have updated our beta report offerings. The availability by stack analysis has additional averages populated in real time from your Property Management Software available for reference. You can now also dive in to any particular unit right from this report by clicking the price.

Dynamic Landing Pages

A huge feature we are excited to release for our Resi Pro customers. You now have the option to create specific landing pages for each unit type or for a specific set of floor plans. Just provide us with your desired floor plan sets and we will design and launch a dynamic landing page for each that is optimized for PPC conversions. These landing pages used in concert with our digital ad campaigns can yield your property even better results.

Floor Plan Specials

With our improved incentive builder, we wanted to enhance not just your listing in the Resi widget, but also improve the experience for our website subscribers. Now, when you have an active rent special or other incentive that applies to a particular unit type or floor plan, a badge will be displayed on those floor plans to indicate the special to potential renters. This is just one more way to use those incentives to highlight your unit mix as you desire.

Further Improvements

You will notice other smaller improvements throughout the app, such as updated table styles and more descriptive direction for new users.  You can also now clear the cache of your website using the link next to the property name!

This release is a huge step forward for Resi and we are excited to get feedback from you. So enough reading, go try out Resi 1.4 for yourself.

Pitting Ascent’s website and Pay-Per-Click (PPC) efforts against a conglomerate of Internet Listing Services (ILS) over a 3 month period

We’ve always had our doubts about the effectiveness of dollars spent with the ILS’. We know they work, but how well and at what cost?


Before we get into the data, we want to give you a quick breakdown of the sources of traffic, the tracking methods, and the conversion points. It’s also worth mentioning that Ascent is a new property in its first year of lease-up based in Westminster, CO which is a Northwest suburb of Denver. The population is just above 112,000.

Ascent is using three of our products, incentive management, website management, and digital ads. They also advertise with the big 3 ILS’ including Costar, RentPath, and Zillow. In addition to those, they pay for a few smaller ILS’ and maintain profiles at many others.

First let’s talk about the website.

The sources of traffic to the website come in three flavors: organic search results (ie Google, Bing, Yahoo), direct traffic, and pay per click advertising. 

Once a visitor lands on the website from one of those three methods, we’ll try to convert them into a lead. We use our incentive management software as one method. We’ll track any interactions with the incentives to start understanding the desires of this visitor. We’ve also integrated pricing and availability with their Property Management Software (PMS), in this case that data is coming from RealPage. This keeps the visitor on the site longer and builds more trust in a way that hiding pricing and availability won’t. Trust is a major factor in converting leads and we also build it with faster loading times, better usability, higher quality images and video, and consistent, accurate data.

At this point we’re waiting for a conversion, either in the form of an email or a call. Emails and calls automatically flow into Ascent’s customer relationship management (CRM) tool along with any tour request and/or incentive data. We use a unique and trackable phone number to make sure calls are being attributed correctly.

Finally tours are scheduled and leases are signed.

Each ILS has a similar flow: search for an apartment, schedule a tour, sign a lease.

What Are We Measuring?

In order for us to get to the bottom of this, we needed to track dollars, leads, tours, and leases signed. 

We’ve measured the data from the property website vs the top ILS’ including: Apartments.com, Apartment Guide, Zillow, Rent.com, HotPads, etc…

Where Does This Leave Us?

Well, the ILS’ do provide leads, tours, and signed leases. The problem is they cost A LOT! We certainly are not recommending removing your property from them, but rather that it might be a good time to rethink your advertising spend.

If you can dial down the spend in the ILS and increase the spend with direct PPC ads, you’ll be getting better results for the money (at least when you are using one of our websites).

With that in mind, if your website can’t convert a visitor to a lead, then you’ve got to fix that first. Schedule a demo because we can help!
